Buyer Terms & Site Notice

Please read these terms before you reserve a unit or pay a deposit on this website. By ticking the acceptance box and continuing to payment, you confirm you have read and agree to them.
1. Who runs this website
1.1 This website (the "Public Site") is operated by the real-estate developer whose projects and units are shown on it (the "Developer"). The Developer is the party you are dealing with. Any reservation, deposit, sale, or other transaction is made directly with the Developer, on the Developer's own terms. Check the Developer's own reservation and deposit documents (see clause 2.3) for the Developer's full legal identity, and if it is not clear to you who the Developer is, ask before you reserve or pay anything.
1.2 The technology that hosts and displays this Public Site is provided by Maksim Plashchynski, a sole professional licensed by the Free Zones Authority of Ajman (Licence No. 35981), registered at FL.H-01622, Ajman Free Zone C1 Building, Ajman, United Arab Emirates, trading as "Ebuild" and "MANA.Core" ("Ebuild", "we", "us"). Ebuild is currently an individual sole professional. Ebuild provides the software platform (the "Platform") only.
1.3 Ebuild is only the technology provider. Ebuild is not a party to any transaction between you and the Developer. Ebuild is not a real-estate broker, agent, dealer, listing agency, advertiser of record, escrow agent, or merchant of record, and does not hold, route, or control any funds. Ebuild does not sell, offer, reserve, or deliver any property, and gives no advice about any property, price, or transaction.
2. Accuracy of listings, prices, renders and plans
2.1 All content on this Public Site — including listings, unit descriptions, prices, payment plans, availability, computer-generated renders and images (CGI), floor plans, areas, dimensions, specifications and marketing copy — is provided and controlled by the Developer. It is not created, checked, verified, endorsed or guaranteed by Ebuild.
2.2 This content is indicative only. It may not reflect the final built product, finishes, view, or exact measurements, and it may change at any time. Renders and floor plans are illustrative. Areas and dimensions are approximate.
2.3 Nothing on this Public Site is an offer, a contract, a reservation, or a guarantee that any unit, price, or availability shown is correct or still available. The binding terms of any reservation or sale are the Developer's own sale and reservation documents (for example, the Developer's reservation form, deposit/refund terms, and sale and purchase agreement). Those documents prevail over anything shown on this Public Site.
2.4 You should rely only on the Developer's official documents and should independently verify all details — including price, availability, area, and specifications — directly with the Developer, and obtain your own legal, financial, and survey advice, before you pay any deposit or sign anything. Any reliance you place on this Public Site is at your own risk.
3. Reservation Deposit
3.1 If this Public Site offers a Reservation Deposit, the deposit is processed through Stripe and is paid directly to the Developer's own account. Ebuild does not receive, hold, escrow, or control the deposit at any time. This is not an escrow service and is not a protected or guaranteed payment.
3.2 Paying a Reservation Deposit reserves a unit on the Developer's terms. It is not, by itself, a contract of sale and does not guarantee that a sale will complete. The reservation is governed by the Developer's reservation and deposit terms.
3.3 All matters concerning the deposit — including the amount, currency, whether it is refundable, deadlines, forfeiture, refunds, cancellations, chargebacks, and any dispute about the deposit or the property — are solely between you and the Developer. Ebuild is not responsible for the deposit or for how the Developer handles, refunds, or forfeits it, and is not a party to any such dispute.
3.4 Before you pay, read the Developer's own deposit and refund policy. If you cannot find it, ask the Developer for it before paying. By paying, you agree to the Developer's deposit and refund terms.
4. No liability of Ebuild
4.1 The Platform and this Public Site are provided on an "AS IS" and "AS AVAILABLE" basis. To the maximum extent permitted by applicable law, Ebuild gives no warranty of any kind about this Public Site, the listings, the accuracy or completeness of any price, availability, area, plan or specification, the property, the Developer, or any transaction.
4.2 To the maximum extent permitted by applicable law, Ebuild is not liable to you for: the transaction or any reservation, deposit, sale, or its outcome; the property, its delivery, condition, or any defect; the conduct, solvency, or compliance of the Developer; the accuracy, completeness, or availability of anything shown on this Public Site; or any loss arising from your dealings with the Developer. Your dealings are with the Developer, and any claim you have arising from them is against the Developer.
4.3 Ebuild is not responsible for failures of third-party services used to operate or pay through this Public Site (including Stripe, hosting, networks, and domains).
5. Your privacy
5.1 When you submit an enquiry, register interest, or pay a Reservation Deposit, your contact details and related information are collected for the Developer. The Developer is the controller of that information and decides how it is used (for example, to contact you about its projects and your reservation).
5.2 Ebuild processes that information only to host the Public Site and operate the Platform on the Developer's behalf, as a processor acting on the Developer's instructions. Ebuild does not control how the Developer uses your information.
5.3 Your payment is processed by Stripe directly for the Developer. Ebuild does not receive or store your card details.
5.4 For details of how your information is used and your rights, see the Developer's own privacy notice — if it is not shown on this Public Site or provided with the Developer's reservation documents, ask the Developer for it before you submit your details. To exercise your rights or ask a question about your information, contact the Developer. You may also contact Ebuild at maksimplashchynski@manacore.co, and we will forward your request to the Developer.
6. Acceptance
6.1 By ticking the acceptance box and continuing to payment (or by submitting a reservation), you confirm that you have read, understood, and agree to these Buyer Terms, and that you understand you are dealing with the Developer and not with Ebuild.
6.2 We record your acceptance, including the version of these terms shown to you (Version 1.0) and the date and time of your acceptance, as evidence of your agreement.
7. Things this notice does not take away
7.1 Nothing in these terms excludes or limits any right or remedy that cannot lawfully be excluded or limited under applicable law, including any mandatory consumer-protection rights you may have. Where any part of these terms is not permitted by the law that applies to you, that part applies only to the extent the law allows, and the rest continues to apply.
8. Governing law
8.1 These Buyer Terms (concerning Ebuild's role as technology provider) are governed by the federal law of the United Arab Emirates, and any dispute with Ebuild is subject to the courts of Ajman, UAE. This does not affect any mandatory consumer rights available to you under the law of your own country of residence, and does not govern your separate contract with the Developer, which is set out in the Developer's own documents.
Operator of this site: the Developer — the real-estate developer whose projects and units are shown on this Public Site, and the party you are contracting with (see clause 1.1).
